Party Wall Notice and Agreement Templates — Used Correctly
Searching for a party wall agreement template is usually the moment a project gets real. Free templates exist, and for the simplest cases a correctly completed notice can be valid — but the Party Wall etc. Act 1996 is unforgiving about detail. A notice with the wrong owner name, a missing counter-signature date, an incorrect notice period or the wrong notice type is invalid, and an invalid notice can void the protection the Act gives you, leaving you exposed if damage occurs.
The Three Notice Types
Different works need different notices: a Party Structure Notice (two months’ notice) for works to a shared wall such as cutting in beams or removing chimney breasts; a Line of Junction Notice (one month) for new walls at the boundary; and a Section 6 Notice (one month) for excavation within three or six metres of a neighbouring building — explained in our guide to the 3 and 6 metre rules.
