Valuation Expert Witness — Property Valuation Disputes

When the value of a property is itself the battleground — in divorce, probate, shareholder exits, lease disputes or litigation over a negligent valuation — the court needs an RICS Registered Valuer whose figure can be defended line by line. Prince Surveyors provides CPR Part 35 and FPR Part 25 compliant valuation evidence for residential and commercial property across London and the Home Counties.

Disputes We Value

Retrospective Valuation Done Properly

Valuing as at a historic date means excluding hindsight: only evidence available at the valuation date counts. Our reports reconstruct the market from contemporaneous comparables and indices, state the adjustments openly, and give a reasoned opinion with a defensible range — the discipline the Red Book and the courts both demand. All valuation evidence is prepared by RICS Registered Valuers within our valuation practice.

Frequently Asked Questions

Can one valuer act for both parties?

In family proceedings the court usually prefers exactly that — a single joint expert instructed by both sides. We take such appointments regularly and correspond with both parties on strictly equal terms.

What if the other side’s valuation is far apart from ours?

The experts meet and produce a joint statement narrowing the issues; genuinely irreconcilable differences are then tested in evidence. Most gaps close once methodologies are laid side by side.
