Listed Building Surveys by Accredited Chartered Surveyors

Buying or maintaining a listed building is a different discipline. Solid walls that must breathe, lime mortars and plasters, historic timber frames, single glazing and centuries of adaptation demand a surveyor who understands traditional construction — not a checklist written for modern cavity-wall housing. Our listed building surveys assess condition the way the building was built to work, and flag where past “improvements” such as cement pointing or impermeable coatings are actively causing damage.

How Much Does a Listed Building Survey Cost?

Fees start from around £900 for a modest Grade II cottage and rise with size, age and complexity; a large or unusual property is quoted individually. It is a deeper, slower inspection than a standard survey — and on a listed building it routinely pays for itself several times over in renegotiation or avoided repair mistakes.

What We Report On

Structural movement and its history; damp as a symptom rather than a diagnosis; roof, timber and masonry condition; the consent implications of alterations you may be planning; and any unauthorised past works that could become your legal responsibility on purchase. Where valuation is also needed, our valuation team reports alongside.
